Burbank is home. I live here, I work here, and most weeks I never leave the 91501–91506 area for more than an hour. That means no travel charge, the shortest response times of anywhere I serve, and a working knowledge of the housing stock that you only get from opening up a few hundred of these houses.

Burbank's building history splits neatly into eras, and each one breaks in its own way. The 1920s and 1930s Spanish and Craftsman homes in Magnolia Park have lath-and-plaster walls, original galvanized supply lines and electrical that has been added to four times. The enormous post-war tract expansion — the streets south of Burbank Boulevard and out toward the Chandler corridor — brought slab-on-grade construction, 1950s kitchens sized for appliances that no longer exist, and two-prong outlets everywhere. Up in the Hillside and Rancho districts you get bigger, more custom homes with more complex systems, longer cable runs and Wi-Fi that has to cover three levels. The mid-rise condo buildings around Downtown Burbank and the Media District bring stacked laundry, shared walls and HOA rules about what can be drilled where.

Local notes

Permits and the City of Burbank. Burbank's Community Development Department handles building permits, and the city is reasonably strict. Anything structural, any new circuit, any gas work and most attached exterior structures need one — which also means they need a licensed contractor. I stay inside the non-permit exemption deliberately and will tell you plainly when your project has crossed the line. Free advice, before you spend anything.

Water. Burbank Water and Power serves the city, and a running toilet or a leaking hose bib shows up on that bill faster than people expect. If your usage jumped and you can't explain it, that's usually a toilet flapper — a sub-$200 fix.
