Two things drive any service bill: how long the work takes and how many times someone has to drive to your house. I control the second by batching — one visit, one price, as many jobs as fit in it.

Everything is quoted flat, before work starts. Not hourly. An hourly meter punishes you when a job turns out harder than it looked, and in a 1948 Burbank house half of them do. If a drywall repair quoted at $220 turns out to hide old lath, that's my problem, not your invoice.

Materials are billed at cost with the receipt attached. Markups of 15–30% on materials are common in this industry and usually undisclosed — worth asking anyone you hire.

What isn't priced here

Anything requiring a permit, a licensed contractor, or a project over $1,000 in labor and materials. That includes new electrical circuits, panel work, gas lines, repiping, water heaters, sewer lines, HVAC and structural work. Those need a licensed contractor — I'll tell you so on the phone and hand you names, at no charge. Why that line exists.

Pricing questions

Is the price you quote the price I pay?

Yes. Flat prices are agreed before work starts and honored even if the job runs longer than expected. The only thing that changes a quote is you adding work, or a genuinely different problem being found than the one described — and in that case you get a new number to approve before anything proceeds.

Why is there a minimum charge?

Because a one-hour job is never one hour. It's the drive there, parking and unloading, diagnosis, the work itself, cleanup and the drive back. The minimum reflects the honest cost of putting a person and a stocked vehicle at your address. It's also why bundling is such good value.

Do you mark up materials?

No. Materials are billed at cost with the receipt attached. You're also welcome to buy your own fixtures and have me install them.

Do you require a deposit?

Not for standard jobs — you pay when the work is done and you've inspected it. For jobs needing special-order parts, you pay for the part when it's installed and working, not up front.

Is there a charge for coming out?

No trip charge anywhere in Burbank. Outside Burbank, travel is built into the quoted job price rather than billed as a separate line, and the estimate is still free.

Do you offer discounts?

Yes, in the honest form: bundling. Several jobs in one visit costs meaningfully less per job than several separate visits. Landlords and property managers scheduling multiple units together get the same benefit. There are no fake discounts off inflated prices.
